NY to FL: Logging My Journey to Open a Pizzeria

One disagreement I do have about the 95% rate that those stand alones suck the food business out is the structure of the plaza. If you look, there is no entrance to any of those stand alones from the main road. They all have to enter the plaza and can then make a right. Just a thought.

NY to FL: Logging My Journey to Open a Pizzeria

pizza2007: All good points. I’ve liked the spot so I’ve tried to make my thinking be that the plaza itself had great road visibility, so even if my shop didn’t the plaza did. My belief has always been that the visibility from the road is HUGE for garnering attention those first few months, even...

NY to FL: Logging My Journey to Open a Pizzeria

pizza2007: I do have plenty of time on my hands, so you’re right, there’s no rush. What is it that you don’t like about the plaza? Can you elaborate? As for the foot traffic, I’d definitely need to spend a few hours and track what was going on during the busy hours. According to FDOT, over...

NY to FL: Logging My Journey to Open a Pizzeria

This is location A. I have three pictures. One up close, one from a pivot point in the parking lot where I could turn 45 degeres to see location B, and then one from basically in front of location B looking out to location A. This is a 1900 sq/ft lot that’s been unoccupied for years. Rent here...

2.5.10 - This Plaza Has Two Options Here is an overhead shot of the plaza once again. This is location B. As you can see from the overhead shot, this would be the second store you would see if you pulled in straight on the plaza instead of making a right. At this point, it’s part of a 4950...

steveo922: I spoke to the Realtor once again today. The two potions aren’t what you’d call a “vanilla box”, but they’re certainly not restaurant ready. With the way they are down here in FL from what I’ve heard, I’d expect the whole building process to take in excess of 6 months. I will be a...

Who's going to Pizza Expo in Vegas?

I just mentioned the show to the soon to be wife. She said, “sure, only if we get married there”, haha. We’ve been engaged for over half a year and still have no we idea what we’re doing for our wedding. I think we’ve dismissed the idea of a big wedding since neither one of us could imagine...

Who's going to Pizza Expo in Vegas?

Wish this show was just a few months later. I’d be too tempted to buy some stuff now when I’m not quite ready to, haha.

2.4.10 - Another Talk With the Realtor Here’s a link to my last log: viewtopic.php?f=6&t=8601&start=15#p57935 So today, I was speaking with one of my co-workers about the location I was looking at. I told him of the dilemma. Of the two spots I was interested in, one was an old pizzeria but had...

knoble: Not a bad idea. I like the idea of the interaction I’m receiving here with fellow forum members, but I can certainly just copy and paste the main posts that I make into the blog. I have a little news I found out this afternoon about my most promising location to date. I’ll post more...

NY to FL: Logging My Journey to Open a Pizzeria

Freddy_Krugerrand: I mentioned in earlier posts, but my living situation now is too good to pass up. I’m in a 2000 sq ft house paying less rent then if I was living in a 800 sq ft apartment. My parents vacation/retirement home is here. They’re using us as a source of income and tenants they can...

GotRocks: I wish I could disagree, but the areas you speak of are pretty downtrodden, and your depiction of the area was accurate as well. I leave way out east on 301 in Parrish, a nice quiet area. They’re finally doing some road work up here to expand it from being just one lane roads each...

NY to FL: Logging My Journey to Open a Pizzeria

Freddy_Krugerrand: Well, it is right but you have it confused. In commercial sites, it’s costs are usually calculated by taking your rent per sq ft (we’ll say $25 after CAM charges, taxes, garbage, etc.), multiplying it by the size (we’ll say 2000 sq ft for arguments sake) then dividing by 12...

NY to FL: Logging My Journey to Open a Pizzeria

pizza2007: I’m a little confused by this post. Do you mean in the location in my picture you think there’s potential for 30-50k weeks? Which one, A or B? What does DELCO mean? (sorry if that’s a noob question) I’ve been in contact with the leasing agent. It’ll likely be high teens low 20’s /...

NY to FL: Logging My Journey to Open a Pizzeria

pizza2007: Yours didn’t fall south. As you mentioned, perception is important, well beyond how people on a small forum view me. To my customers, I don’t wanna come off as the 23 year old who comes from rich parents and was handed a pizzeria. My parents aren’t rich and I’m not going to be handed...

Piper: Thanks for the post. One of my major goals in logging everything I’m thinking through this whole process is to have people with the experience such as yourself help prevent me from making the plethora of mistakes I’m bound to make. I’m going to make them, but my goal is to limit them.

NY to FL: Logging My Journey to Open a Pizzeria

2/3/10 - Trip to Sarasota Today I ventured out to Sarasota. I hit exit 213 (Fruitville Road, SR 780) and exit 210 (Bee Ridge Road, SR 758). This area is slightly older than the three exits above. Most plazas are older buildings with older architecture. Not that this is a problem, but just an...

NY to FL: Logging My Journey to Open a Pizzeria

gbomb: Any chance the owner would consider going into a 3rd store with a partner, or possibly sell you a share of one of his stores? Maybe you can do something in just a couple years instead of 3-5. After successfully managing his second store, approach him with your plan to do your own. Maybe...
