Exhaust Hood & Walk-in Value

I’m in the processing of selling my pizza restaurant but the buyer is going to convert it to another type of restaurant so it will be an asset sale. The landlord is requiring me to stay on as a guarantor for the remainder of the lease. He’s telling me that I can’t include the exhaust hood and walk-in cooler as part of the assets I’m selling. I had these installed and it brings value to the space so I’m trying to negotiate with the landlord to shorten my time as a guarantor. He wants me to come up with the value of these equipment and will make a decision from that. But how do you come up with a value of equipment that cost so much time and labor to install?
