Maryland has some goofy liquor license laws. Many countys and Baltimore City have a limited number of licenses, and only new restaurants expending over $250,000 in capital improvements can get a newly issued license. When existing licenses are sold and transferred, the price can reach up to $125,000. So maybe look into this early in your planning effort.
On the utility value of 6,100 square feet…WOW!! A community of 30,000 (with all of the existing competitive alternatives) might be hard pressed to fill say a couple hundred seats on any kind of regular basis. Personally, I would rather have a waiting line than 60-70% empty seats-----waiting lines reinforce the public endorsement of your product, service, etc.
