NY to FL: Logging My Journey to Open a Pizzeria

That’s interesting, in nearly ten years of living here I have never seen a single commercial property listed that way.
In the mainland it is pretty standard to quote commercial rents based on the $ per square foot per year. I called today on a space that was just over 1000 feet and the rent was $18 per foot plus $4.91 CAM charges. It worked out to just under $2000 per month.

Does anyone remember when I was joking the other day about how I said to my fiance “we should go to the Pizza Expo in Vegas!” and she jokingly replied “sure, if we get married!”?

Well, this might be one of the craziest things I’ve ever done before, but tomorrow we’ll be booking hotel and airfare accommodations! I really am still shocked that this is all happening, but she looked into things and it’s really something that she wants to do. To make a long story short, (me tell a short story? crazy!) she’s always wanted a more intimate wedding with just the two of us, and not have to deal with the drama and crazy expenses of planning out an elaborate wedding. After looking into some of the chapels and reading some reviews, she realized that some of them actually do quite a nice job with their weddings.

Looks like I’ll be meeting up with some of you guys over in Vegas! I’m heading out again now after a long day at work, but I’m off tomorrow and will probably post some more details later tonight.

Any suggestions on hotels? We’ve been looking at the Beallgio and the Wynn. I’ll be making reservations tomorrow, so any quick input would be appreciated.

Man, I’m psyched! Can’t wait to finally tie the knot, have a good time in Vegas, and then absorb as much information as possible from this Expo.

Man, if you are in Vegas for tying the knot then I don’t think any of the guys will see much of you at the Expo :lol:

IMO, The Bellagio is starting to show it’s age. It’s still pretty upscale and a magnificent piece of real estate but it’s never been the same since MGM took control. You can just tell they don’t maintain the facility with the type of attention to detail Steve Wynn used to give it. It’s an old hotel now in Vegas years, and this is coming from somebody that absolutely adored that place.

I think the Wynn is truly a masterpiece inside and out. I mean the whole place (including the rooms) are stunning and you won’t forget you’re at one of the premier hotels in the world. I have loved staying there but the gambling is out of my league. On a weekend you’ll be hard pressed to find a table with a minimum under $100 and there are a lot at $500. Maybe that’s changed in this economy; I haven’t been there in over a year. The restaurants, shopping, shows and clubs are insanely expensive. But of course there’s lots of other places on the strip to eat, shop and party.

If you’re deciding between those two my vote would be for the Wynn.

Haha, I don’t think she’s planning on quitting her job. At least it’s good for health insurance, right? Maybe I can get her after the 9-5 grind and on weekends so she can join me in the crazy 80+ hr work weeks.

Oh trust me, if you’re at the Expo you’ll see me. She’s looking forward to it plenty too. I hear there’s a ton of food, and we both certainly love to eat, haha. We’re getting there Sunday, tying the knot Monday, expo/shows/all vegas stuff tue-thu, whatever else she wants to do fri/sat.

Gonna be a sick week.

That’s a good point about the high stakes at the high class casinos. I’m more of a poker player than a table game guy. Poker was my “job” for my two years at UMD: College Park. Same rules apply for stakes at the poker games as the do at the table games?

Anyway, I still cant’ believe this is all happening. I never thought I’d make the expo this year, and I REALLY never thought I’d be getting married in Vegas. This is what she wants to do so I’m completely game for it. Honestly, to me, not much is going to change for us. We’ve been living together over a year already as it is. Her last name is going to change, we’ll file taxes jointly, and I’ll be able to get on her health insurance. To me it’s going to be nothing more than that.

As long as she’s happy, I’m happy, and from the way she’s talking, she’s very excited about this whole trip.

I still cant’ believe this is all happening. I never thought I’d make the expo this year, and I REALLY never thought I’d be getting married in Vegas. This is what she wants to do and I’m completely game for it. I knew I was going to marry her a longggg time ago, way before I even proposed to her. Things just meshed with us so quickly. For the all the time we spend with one another, we never fight about anything. She’s just the most reasonable/rational girl you’ll ever meet.

So what’s the plan for a meet up for the PMQ guys? I’ll be looking forward to putting some faces to names.

I’ve never played poker in a casino so I don’t know what the minimums are there, but I’d imagine they’re higher at Wynn than most other places. At a $100 blackjack table I’d be expected to lose between $90 and $120 per hour depending on play. No thanks! I’ll enjoy the room and resort and then go lose my money at a somewhat slower rate somewhere else 🙂

You should definitely take your new bride to see “O” at the Bellagio… it is a really good show.

Yeah, I think the whole Cirque du Soleil’s is a must for any Vegas trip. I don’t think she’ll let us leave without watching.

Anyone from the forums going to attend the wedding on March 1st? haha

We’re not going to have any family there. We decided on such short notice, and being expensive to get out here, it won’t be fair for some to make it and others not so it’ll just be the two of us.

Updates will likely be minimal in this upcoming week as our trip to Vegas is ironed out. I don’t really have much immediate progress being made at the moment in regards to my pizzeria quest, so there isn’t too much to say anyway.

Once we have our week in Vegas planned out, I’ll be back to location searching.

Sorry for the lack of posts, but it’s been a hectic week. It appears interest has diminished in this thread anyway as the last five threads are created by me, haha.

So the wedding is on. March 1st, 11 AM at the Little Chapel of Flowers. Our immediate families will be attending, and it appears that will be it.

I’m also very happy to be attending the expo. It appears that there could potentially be a business opportunity in the near future, so the experience at the expo now has a whole new meaning.

Don’t let the boys scare you off. My dear wife and I started dating when we were in high school and just passed the 33 year mark of our married life last summer. Do things change? Of course they do but change is not always a bad thing.

If I were coming to Vegas I would be there to support you, but to keep harmony in my family I have chosen to go where my wife wants to this year. I will think of you while I am on the beach in Puerto Plata.

2/23/10 - I’m About to Catch One of Those Breaks

In my opinion, due diligence and hard work are the keys to succeeding with a small business. However, beyond even that, for things to REALLY work, I think it’s important to catch a few breaks. Whether it be the ability to borrow money, or to be in the right situation at the right time, having a few things that are out of your direct control to fall your way could be just as important as all the hard work and research you have put into the entire process.

I set a plan to spend 12-18 months researching and then putting together the pieces in order to run a successful pizzeria. Over the past couple weeks, there have been a major turn of events. I think I’ve caught my first “break”. If all goes according to plan, I’ll be the owner of an already successful pizzeria by April 1st. Crazy? You’re telling me.

I’ve been so busy lately hammering out the details of this deal that I’ve had very little time to post. I’d like to keep the details under wrap to respect the privacy of the other party involved, but let me say, this is certainly an opportunity of a lifetime for me. I couldn’t be happier that I’ll be attending the Expo next week. I have a whole new outlook on my trip to Vegas.

I understand that this post could lead to speculation, skepticism, or other negative feelings regarding disbelief, but that’s okay. If anyone attending the expo is curious, I can get into more detail then, but I don’t feel right posting all the details here on this forum right now. Let me just once again say, this is the “break” I needed, and undoubtedly an opportunity of a lifetime.
